Water heater repair in Houston starts with one question: did a part fail, or did the tank? Hard water scale wears out both. A thermocouple, gas valve or element can usually be replaced. A tank leaking from its body cannot. If water is on the floor, close the cold water valve above the unit, then call.
No hot water, a leak or noise: what is your water heater telling you?
Each symptom points to a short list of causes. Use this table when you call:
| What you notice | What it usually points to |
|---|---|
| No hot water, gas unit | Pilot out, thermocouple, gas valve, or gas supply |
| No hot water, electric unit | Tripped breaker, high-limit reset, failed element |
| Hot water runs out quickly | Failed lower element, broken dip tube, heavy sediment |
| Popping or rumbling | Sediment boiling at the bottom of the tank |
| Water on the floor | Fitting, drain valve, relief valve, or the tank |
| Rusty hot water | Spent anode rod or a corroding tank |
| Rotten egg smell, hot side only | Reaction between bacteria and the anode |
Smell gas? Stop troubleshooting. Leave the house, do not touch switches, and call 911 or CenterPoint Energy from outside.

Hot water gone or a leak under the tank? Call before it reaches the drywall.

Why do water heaters fail early in Houston homes?
Houston plumbers report tank life of 8 to 12 years, shorter than the 10 to 15 years the U.S. Department of Energy gives nationally. Several local conditions push in that direction.
- Hard water. Minerals settle in the tank and slow heat transfer, so the burner or element works harder. The Department of Energy says this sediment lowers efficiency. Our water softener page covers Houston hardness numbers.
- Location. Slab homes put heaters in garages, closets and attics. Attic units cook through summer, service access is tight, and humid garages rust jackets and fittings.
- Storms. A garage unit on a low stand can take floodwater. Do not relight a gas unit if water reached the burner or controls. CPSC says gas control valves that have been under water cannot be salvaged.
- Hard freezes. They are rare but severe. February 2021 showed what cold does to exposed lines and valves near attic and garage units.

How a water heater fault gets traced, gas or electric
The fault is found by testing the parts in order, so nothing gets replaced on a guess.
On a gas unit:
- Confirm gas at the shut-off and watch the pilot
- Test the thermocouple's output, and the gas control valve if needed
- Check the flame pattern and the draft at the vent
On an electric unit:
- Confirm power at the breaker and the high-limit reset
- Test each element and thermostat with a multimeter
- Check for a broken dip tube if the water mixes lukewarm
On either type:
- Read the rating label for age and model
- Follow any water back to its true source
- Check house water pressure if the relief valve drips

What a repair call covers
A repair call covers the heater and the connections right around it: the diagnosis, the part you approve, and a test run afterward. If the fault sits outside the unit, you hear that too. A relief valve that keeps dripping can point to pressure, not a bad valve. Manufacturer manuals warn that a check valve near the meter can trap expansion from heated water, so a new relief valve alone leaves the cause in place.
Leaks get followed to their source before anything is replaced. Water on top of the tank often starts at a fitting, the relief valve or a cold inlet nipple. Water underneath can be a drain valve, condensation or the tank itself. Drywall, flooring and electrical work sit outside a plumbing repair, so you hear early if another trade is needed.
Rusty hot water brings an anode check. A spent rod can be changed while the tank is sound, but rust alongside a seep points to steel that has started to go.
This work includes:
- Diagnosis of the failed part or leak source
- Replacement of the failed part you approve
- A test of the burner or elements after the repair
- A leak check at the connections we touched
- A straight answer on how much life the tank has left
Pilot light out? Thermocouple replacement and other fixes compared
The right fix depends on what failed and how much life the tank has left.
| Repair | Fits when | Trade-off |
|---|---|---|
| Thermocouple replacement | Pilot lights but will not hold | Small job, but it may point to a tired valve |
| Gas control valve | Pilot still fails after a good thermocouple | Larger spend, so weigh the tank's age |
| Element or thermostat | Electric unit runs lukewarm or short | Scale can shorten the life of the new element |
| Relief valve | Valve drips or fails its test | Pressure may need checking too |
| Flush and anode | Noise, rust or smell | Old valves and anodes can be seized |
| New heater | Tank body leaks, or repairs add up | Larger job, with a fresh service life |
Past eight years, the low end of what Houston plumbers report, price a large repair against replacement.
If replacement wins, water heater installation covers sizing and the City permit. If the leak turns out to be on a supply line, leak detection is the next step.

What happens during a water heater repair visit in Houston?
A visit moves from safety to diagnosis to a decision that stays with you:
- Call and share the symptom, the fuel type and the rough age.
- We make the area safe, closing water or fuel if the unit is leaking.
- We test the parts and find the fault.
- We explain your options, including whether repair still makes sense.
- You approve a clear, upfront quote, and only then does work begin.
- We make the repair, run a full heating cycle, and show you what failed.
What drives the price of the repair?
The cost depends on the part, the fuel and how hard the heater is to reach. We look at the job first, then quote it. These factors matter most:
- Part: a thermocouple is a smaller job than a gas control valve
- Fuel: gas burners and electric elements take different parts and tests
- Location: attic and tight closet units take longer than an open garage
- Unit type: sealed combustion models need more care to reopen
- Age: old fittings and valves may have to be replaced along the way
Two repairs can sound alike on the phone and still differ. A drain valve on an open garage tank is a small part. The same valve on an attic unit, seized after years of scale, takes longer.
Testing shapes the number too, because one symptom can have two causes. A pilot that will not hold may need only a thermocouple, or a gas control valve once the thermocouple checks out. An electric unit that runs short may need one element, or both if scale has covered them. Flood damage changes the math entirely, since NC State Extension says flooded water heaters should be replaced, not repaired. In a rental, the owner or manager may need to approve the work before a part is ordered.
Who regulates this work in Houston?
The Texas State Board of Plumbing Examiners licenses plumbers statewide, so ask anyone opening the unit for a number you can look up on the board's site. Inside city limits, the Houston Permitting Center applies the 2021 UPC as locally amended and requires a permit and inspection to replace or install a water heater, with a master plumber registered with the City pulling it. For a smaller part swap, ask the permit office.
Texas Occupations Code 1301.551 has larger cities regulate water heaters too, so Pasadena and South Houston answer to their own offices. Gas smells go to 911 or CenterPoint Energy first.
How do you keep the heater from failing again?
Simple care adds years to a tank. Set the thermostat to 120°F, a level the Department of Energy calls safe for most of the population. University of Maryland Extension adds that it slows mineral buildup. Drain a quart from the tank every three months, following the manufacturer's directions. Have the anode rod checked, because softened water and high temperature settings can wear it out faster. Our annual water heater maintenance checklist lays it all out.

Water Heater Repair around Houston
- Pasadena · Allison flooded 1,500 homes along Vince Bayou; any heater controls reached by water stay off until tested.
- Jacinto City · Jacinto City buys Lake Houston water from Houston, so tanks collect the sediment that surface supply carries.
- South Houston · Berry Bayou backwater can stall storm sewers and ditches, so check low garage heaters after heavy rain.
- Galena Park · Rusty water here can be iron and manganese from mains, so rule that out before blaming the tank.
- Stafford · With most Stafford households renting, ask the property manager who approves heater repairs before work starts.
- Galveston · Island salt air works on exposed heater metal, and at 50 miles, call first to confirm availability.
- Humble · Five city wells plus purchased Houston water mean scale on elements needs a test, not a guess.
- Webster · Only 15% of Webster homes are detached, so a leaking heater can reach a neighbor's unit quickly.
- Aldine · Harvey damaged over 60% of Aldine houses, so ask whether a heater was replaced or merely relit.
Water Heater Repair questions
How do I relight a pilot light that went out?
Follow the steps on the label on the tank, and only if you smell no gas. If you smell gas, leave the house and call 911 or CenterPoint Energy from outside. If the pilot lights but drops out when you let go of the knob, the thermocouple or gas control valve is the usual suspect.
My water heater is leaking. Can it be fixed?
It depends on where the water starts. Drips from a fitting, the drain valve or the relief valve are usually repairable. Water coming from the tank body or the bottom seam means the steel has failed, and only replacement solves that. Close the cold water valve, and turn off the gas or breaker before anything else.
Why does my hot water smell like rotten eggs?
If only the hot side smells, the reaction is usually happening inside the tank, between sulfur bacteria and a magnesium anode rod. A plumber can sanitize the tank and fit an aluminum anode, which the Minnesota Department of Health says may help. If the cold side smells too, the problem sits upstream of the heater, and a water test is the better starting point.
Why does my water heater make a popping noise?
Sediment is usually the cause. Minerals settle on the bottom of a gas tank, water trapped under that layer boils, and the bubbles pop. A flush can help when the layer is thin. On a tank that has never been drained, an old drain valve may clog or leak, so weigh that first.
Is a thermocouple replacement a big job?
No, it is one of the smaller gas heater repairs. The burner assembly has to come out carefully, and the combustion seal has to go back correctly on sealed units. If a new thermocouple does not hold the pilot, the next step is testing the gas control valve, which is a larger decision on an older tank.
Should I shut off my water heater if there is no hot water?
Leave it alone unless you see a leak or smell gas. Check the breaker on an electric unit and the gas valve position on a gas unit, then call. If it is leaking, shut the cold water valve and turn off the fuel. Do not run an electric unit with an empty tank, because that burns out the element.
