Plumbing in Fort Bend County, TX is mostly about young houses that are starting to show their age. The county grew from 130,846 people in 1980 to an estimated 975,191 in 2025, and PipeElectric covers its listed communities, about 18 to 34 miles from downtown Houston. Most of the plumbing here went in during that climb, so first replacements are now coming due.
The county seat is Richmond, and I-69, US-90A, SH 6 and the Westpark Tollway carry most of the traffic. See the full range of plumbing services, or go straight to plumbing repair and drain and sewer work.
Plumbing in Fort Bend County: First Colony, Sienna and first replacements
Fort Bend's plumbing problems follow the calendar. Master-planned communities such as First Colony, Greatwood, New Territory and Sienna were built in waves, and the county's 18.5 percent growth from 2020 to 2025 means new houses still sit near decades-old ones.
Older sections are reaching the point where first-generation parts wear out:
- Original water heaters, and the pans and valves around them
- Supply lines from the 1980s and 1990s, which can include polybutylene
- Slab leaks under homes on shifting Gulf Coast clay
Buyers in these neighborhoods should not assume a newer house means a sound line. A sewer camera inspection before closing is a sensible check.

Lake Charles clay, Fort Bend's own soil problem
Fort Bend's clay is the textbook case. The USDA's type locations for the Lake Charles and Bernard soil series are both in this county. Lake Charles soil drains very slowly and opens cracks 1 to 5 centimeters wide that reach a foot or more deep and stay open for 60 to 90 days most years. That movement is why a slab leak can show up under a fairly young house.
Brazos River water, Barker Reservoir and sinking ground
Water shapes this county in two directions. Harvey brought overflow from the Brazos River and Barker Reservoir, and more than 6,800 homes were damaged or destroyed. Below ground, the Fort Bend Subsidence District regulates pumping because wells have dropped sharply and the land has sunk.

“They had someone out to my house within a couple of hours. The technician was professional, he explained everything clearly, located the gas leak, and repaired it on the spot. He even double check the rest of the line to make sure there wasn't any other leak. I really appreciated how honest and thorough they were.I highly recommend PipeElectric to anyone looking for fast, affortable and caring service!”
Plumbing questions from Fort Bend County
My Fort Bend house is from the 1980s. Should I worry about the pipes?
It is worth a look, not a panic. Polybutylene supply pipe was used in some homes from that period, and many original water heaters and valves have been replaced only once. Check the pipe in your attic or at the heater, or ask a plumber to identify it during a visit.
What should I check after Brazos River or Barker Reservoir flooding?
Have the water heater, sewer line and any outdoor cleanouts inspected before normal use. Harvey damaged or destroyed more than 6,800 homes in the county, and floodwater leaves silt in drains and can ruin gas controls. Do not relight any appliance that sat in water.
Why does Fort Bend have its own subsidence district?
The Texas Legislature created it in 1989 to regulate groundwater pumping and prevent the land sinking that adds to flooding and damages infrastructure. Its reports show water levels in Chicot and Evangeline wells in the north of the district fell more than 160 feet from 1990 to 2021.
