A sewer inspection before buying a house is worth doing because the standard Texas home inspection does not cover it. State rules say inspectors need not inspect anything buried or concealed. That leaves the main drain unseen, and a camera puts that line on video while you can still negotiate.
What does a standard Texas home inspection leave out?
It leaves out the sewer line. The Texas Real Estate Commission's standards of practice say inspectors are not required to inspect "anything buried, hidden, latent, or concealed" or "sub-surface drainage systems." The plumbing section adds that they need not inspect for sewer clean-outs or private sewage disposal systems.
What the inspector does check is real but limited. Under Section 535.231, the report covers visible supply and drain material, fixture drain performance, and deficiencies in pipes that can be seen. A home can pass that test with a broken line under the yard, because fixtures may drain fine for weeks before a blockage forms.
The seller's disclosure has the same limit. Texas Property Code Section 5.008 asks what the seller knows about. A seller cannot disclose a crack nobody has seen.

What can a sewer camera show that a walkthrough cannot?
A sewer camera shows the inside of the line from the house to the connection. It can find problems a fixture test will miss:
- Tree roots at joints
- Cracks, holes and collapsed sections
- Bellies, where the pipe has sagged and holds water
- Offset joints from ground movement
- Grease or scale narrowing the pipe
- Old pipe material
- Past repairs, good and bad

The camera also shows material, and that often matters more than one defect. A clean run of PVC and a clean run of tired fiber pipe mean very different things for the next ten years.
How the visit works
The visit is simple when the access is good. The operator finds a cleanout, feeds a camera head down the line, and watches the distance counter on the screen. Many heads also carry a small transmitter, so a locator above ground can mark the spot and the depth on the lawn. That mark tells you whether a defect sits under grass, a driveway or the slab, and it often matters more to the repair price than the defect does.
Which homes need a sewer inspection before buying a house the most?
Older homes and homes with big trees need it most, though any home can have a surprise. Use this table to set your priority:
| Home | Why to look | Priority |
|---|---|---|
| Before about 1980 | Possible cast iron, clay or fiber pipe | High |
| Mature trees near the line | Root intrusion | High |
| Floor cracks or a sticking door | Clay soil may have shifted the line | High |
| Vacant for months | Dry traps, hidden problems, no recent use | High |
| Past backups on the disclosure | Known issue, unknown repair quality | High |
| 1980 to 2005, no symptoms | Less likely, still costly if wrong | Medium |
| Under 10 years, no symptoms | Lower risk | Optional |
Fiber pipe is the classic hidden problem. Orangeburg pipe, made of wood pulp and pitch, was used through much of the 20th century, and Wikipedia's entry says its manufacturer closed by 1974. It lasted about 50 years in good conditions and failed after as little as 10 in poor ones.

Long-established cities such as South Houston, incorporated in 1913, can hold a wide range of house ages on one street. The same goes for nearby Pasadena, so check each house on its own.
When in the deal should the camera go in?
Book it as soon as you are under contract. Many Texas buyers negotiate a termination option period, and the camera result is only useful while you still have room to act. Ask your agent for your exact dates, and use this order:
- Schedule the general home inspection.
- Schedule the sewer camera inspection in the same week.
- Confirm with the listing agent that the water is on and that a cleanout can be reached.
- Get the video and written notes before your deadline.
- Get a repair estimate on anything serious.
- Ask for a repair, a credit or a price change, or walk away, as your contract allows.
Allow a few extra days. If the line is blocked, it must be cleared before the camera can see through it.
Budget for it the same way you would for the general inspection. Bob Vila's January 2024 guide to hydro jetting lists a sewer line inspection in the range of $275 to $1,175, and bigger homes or tricky layouts sit higher. That is a national market figure and not a PipeElectric price. Set it against the sewer line replacement cost you would otherwise be taking on blind.
Vacant, foreclosed or winterized homes
These need more planning. A camera works best with water available to flush the line and check the flow, so ask the listing agent whether the water is on. A house with dry traps can also let sewer gas into the rooms, and a line nobody has used for months can hide a problem that only shows under normal flow. Run water through the fixtures for a while before the camera goes in, with the seller's permission.
What should you ask for on inspection day?
Ask for the evidence as well as the opinion. A good inspection hands you these items:
- The full video, not selected clips
- The distance to each defect from the access point
- The pipe material along the run
- Whether the camera reached the city or district connection
- Which section the owner is responsible for, confirmed with the local public works office
- A plain summary of what is urgent and what can wait

Who owns which part of the line can vary. South Houston, Pasadena and Houston are separate cities, so confirm the rule with the right office.
How do you use the results in your negotiation?
Use the video to get a written price, then decide. Here is how findings tend to play out:
| Finding | Common next step |
|---|---|
| Clean line | Keep the video as a baseline |
| Light roots or grease | Budget for cleaning |
| One broken section | Get an estimate, ask for a credit or repair |
| Long failed run or fiber pipe | Get a full sewer line repair estimate before you proceed |
| Line under the slab has failed | Bring in a plumber and rethink the budget |
A written estimate from a plumber carries far more weight than "the line looks bad." Sellers and agents respond to a number.
Ask two more things if the seller agrees to a repair. Get the scope in writing, including who does the work, and ask for the camera to run again once it is finished. A second video shows that the fix happened and gives you a clean baseline. If you take a credit instead, check how that credit fits with your lender before you agree. Your homeowners policy is a poor backstop here, since insurance often excludes sewer backups without a separate endorsement.
What does our team tell buyers to watch for?
Our team's tip: note whether the line was cleaned shortly before the sale. Fresh drain cleaning can make a damaged pipe flow well for a while. Ask for recent service records, and look for fresh cleanout marks or a new cap in the yard.
Run water before the camera goes in, too. Filling a tub and draining it gives the line a real test, and any water standing in a belly will show up clearly on the video. Then have the operator stop on each joint rather than pushing straight through.
Be honest with yourself about who is reading the video. A plumber who finds a defect may also sell the repair, and that is a fair thing to weigh. Our team's advice is simple: keep the full file, and if the news is expensive, pay someone else to read it. A good finding holds up under a second opinion, and a sales pitch often does not.
Is a sewer camera worth it for your purchase?
Almost always, on any home with age or trees. It is a small cost during the one period when you still have room to negotiate. Call us with the home's address, age and your deadline, and we can talk through what the inspection should cover.
Common questions
Should I get a sewer camera on a newer home?
It is less urgent, but still reasonable if the home has mature trees, a past drain problem or signs of slab movement. Newer plastic pipe can sag in clay soil, and construction debris sometimes turns up in new lines. For a home under about ten years old with no symptoms, many buyers treat the camera as optional and spend the money elsewhere.
Can the seller refuse a sewer camera inspection?
A seller can set terms on access, so ask your agent to arrange it early and in writing. The camera normally goes in through an existing cleanout and causes no damage. If no cleanout exists, a toilet may need to be pulled, which calls for the seller's permission. Your agent can explain what the contract allows.
How long does a sewer camera inspection take?
A clear line with a usable cleanout is usually a short visit, and you can often watch the screen as it happens. Time grows if the cleanout is buried, a toilet has to be pulled or the line needs clearing first. Book it early in your option period so a blocked line does not push the video past your deadline.
Can a sewer camera see under the slab?
Yes, as far as the pipe lets it travel. On a Houston slab home, much of the drain system runs under concrete, and a camera can follow the main and some branches from a cleanout. Tight turns can stop the head. Ask the operator to mark where the view ended, so you know which part of the line nobody saw.
Under contract on an older home? Call about a camera while you can still ask.
