PipeElectric provides plumbing in The Woodlands, TX, about 30 miles from downtown Houston via I-45. This community is on our Google profile's service list. The forest is what sets this place apart. Sewer lines here share the ground with pine and hardwood roots, because the community was built on timberland and kept much of it. Eight villages sit under that canopy, and ten MUDs, not a city, run the water.

Call during business hours and tell us which village you are in. About 70 percent of homes here went up between 1980 and 2009, according to Census ACS estimates, so plumbing trouble tends to come from pipe reaching middle age and from trees that have had decades to grow.

Pine roots, natural drainage and 1980s pipe

Rule out roots first when a main drain slows down. Landscape architect Ian McHarg's plan for The Woodlands kept natural drainage and woods in place, which leaves big trees close to sewer laterals. Roots find any loose joint, then thicken inside the pipe.

Check your supply pipe next. Polybutylene was sold across the country from about 1978 to 1995, and that window overlaps the older villages. Gray plastic line in the attic is the clue.

Look at the water heater too. Houston plumbers report 8-12 years of life for a tank heater, so one that came with a 2000s house is on borrowed time.

House age sets the order of those checks. The median home dates from 2000 by Census ACS estimates, and about half were built that year or later, so the pipe question belongs to the older half. A 2005 house can skip it and go straight to the tank and the sewer run.

Roots follow moisture toward any loose joint, so a cleanout near a mature pine deserves a look.

Montgomery County soils are loamy on top with deep clayey subsoil, according to the Handbook of Texas. That clay still moves, which is why slab leaks are not only an inner-loop problem.

Calling from Grogan's Mill to Creekside Park

A visit is scheduled by phone during business hours, and our line opens at 7 AM on Sundays. Tell us the village, what the drain or fixture is doing, and whether any big trees sit near the sewer run. We look at the job, explain what failed in plain terms, and put a clear, upfront quote in front of you before work starts.

Plumbing questions from The Woodlands

Who do I call about a water bill or meter problem in The Woodlands?

Start with your municipal utility district, because retail water here comes from one of ten MUDs, not a city. Woodlands Water manages services for them, and your bill names your district. Problems on the house side of the meter are yours to repair, so have a plumber check for a leak before you dispute a high bill.

Does The Woodlands Township issue plumbing permits?

The Township is a special-purpose district, not a city, so there is no city permit office to call. Its Covenant Administration approves exterior changes through village committees, and its page does not cover plumbing permits. Check with Montgomery County, or with Harris County if you live in Creekside Park, before major work.

Why would a newer Woodlands house have a backed-up sewer line?

A house can be newer and still have a tree problem. Roots do not need old pipe, only a joint or cleanout that weeps a little moisture. Grease, wipes and shifting clayey subsoil cause backups too. A sewer camera separates those causes, so you pay to fix the actual problem.
